We'll equip you with listing sheets for recent closed sales where
the purchase price and current rentals are known. Add the info from
the next step listed ("Property Analysis Worksheet/Other Data")
and you'll quickly get a good sense of what that neighborhood is
like for price and value.
2. Property Analysis Worksheet/Other Data
A quick one-on-one session will get you set up with a customized
Property Analysis Worksheet and will also cover other online sources
of data you'll want to access.
3. Sales Spectrum Analysis
For any neighborhood, we can help you see some of the sales spectrums
that exist (like frame vs. brick; or bottom third-rehab, middle
third-some work, top third-little or no work)-and this can help
you narrow in on neighborhoods most affordable for you.
4. CONNECTMLS Automated Searches
The best way to set up the right internet searches for you is to
sit and work together to see what filters and controls most make
sense. We can set up as many separate searches as needed to help
you pick property to go see.
5. Worksheet Analysis on Property Seen
We will fill out a Property Analysis Worksheet for each property
seen-and we'll keep for you a running summary of all properties
seen to date.
6. 6-mo, 12-mo and 18-mo Sales Data
For exploding neighborhoods, 3-yr and 5-yr data can be ancient-we
can provide multi-unit, single-family, and condo sales in 6-month
intervals for the past 18 months for an area as small as 1 square
mile.
7. Individual Market Analysis
Any time you think you might be seriously interested in a property,
we will check:
- Similar, nearby, recent sales: The greater the number of good
comp's, the more precisely fair market value can be determined.
- Recent Property history: Sometimes some interesting info turns
up...
- DOM (Days on Market): Depending on the season, type of property,
and neighborhood, anything less than 60 days, for instance, may
be normal, but anything over 100 may mean the market has judged
this property overpriced.
